05. storage, staging, manufacturing and distribution sites

Over the last decade Moreno Valley and the rest of the Inland Empire has become the nation’s largest transport hub for distribution warehouses of all sizes.

It’s primarily here that workers sort and distribute the massive amounts of imported goods that arrive daily through the Ports of Los Angeles & Long Beach.

It’s the west coast logistics industry that prepares all those goods for delivery to other regional trans-shipment hubs or major stores across the country, and usually all from an ever growing inventory of Inland Empire warehouses & yards.

Accurate estimates of its $350 billion share of the international imports distribution industry now ranks the Inland Empire as the nation’s most active trade gateway, with major companies constantly increasing their demand for large tracts of land or existing facilities in this region.

& STORAGE

By employing the obvious advantages of modern computer-based logistics/distribution network software many contemporary companies are seriously looking at how they can reduce their warehouse footprint & warehousing expenses by taking advantage of the efficiencies of Cross-Docking.

Following the lead of the LTL (Less Than Truckload) industry whenever feasible 21st century businesses are reducing handling operating costs, reducing product storage requirements, and shipping products to distribution hubs and/or customers more rapidly than ever before by utilizing staging areas where inbound materials are sorted, consolidated, and stored until outbound shipment is complete and ready to ship.

Cross Docking works well when companies want to change the type of shipping conveyance of certain goods, to sort materials intended for different destinations, or to combine materials from different origins into transport vehicles (or containers) with the same or similar destinations.

Cross Docks are truly unique buildings, and the Elden company knows how to procure these facilities in a variety of optimal configurations.

In practice Cross Docks are generally designed in the shape of an elongated rectangle. The goal in using this shape is to maximize the number inbound and outbound doors that can be added to the facility, while keeping the amount of floor space inside the facility to an absolute minimum.

This I shape is indeed ideal for facilities with 150 doors or less. The Elden company has determined that for facilities requiring 100 -150 doors that a ‘T’ shaped building is generally more cost-effective. For larger facilities, like those with 200 doors or more, the most efficient shape is invariably shaped like a large X.

OPORTUNITIES

Elden Company market analysis has identified certain viable Investment & Real Estate Development Opportunities that represent a dynamic market trend for any developers interested in capitalizing on industrial properties in Southern California.

One key market component identified by Elden Company research indicates that there are a number of older manufacturing properties in the Central & Eastern Los Angeles region that are natural targets for redevelopment.

Many of these architecturally outdated manufacturing buildings have basically run the course of their useful lifespan, and subsequently are available at extremely competitive or reasonable rates/terms, and represent  prime candidates for redevelopment as more modern, intelligently designed state-of-the-art manufacturing facilities can be hard to come by close  to the central city area.

Additionally, real estate developers interested in industrial properties can expect continuously accelerating demand for new buildings & facilities, particularly sites that can be utilized as distribution centers, particularly in the Inland Empire region.

Both of these investment opportunities tend to present themselves as potentially solid ground-up development plays, and the Elden Company is particularly well-versed in facilitating the acquisition of properties of this kind.

Over the past decade the Elden Company has become the top consultant for finding facilities for all types of dealerships.

Our clients often have specialist requirements for freeway visibility are highly identifiable by four auto centers and showrooms, recreational vehicle RV lots, new truck sales, major repair facilities, auto rental facilities, fleet sales and auto auctions, or sales and leasing heavy equipment.
